My professional activities on your behalf will include

·  Contacts with vendor and/or vendor's lawyer.
·  Investigation and confirmation that the property is legally registered and free of charges.
·  Private Purchase Contract.
·  Make payments on your behalf for the property.
·  Prepare the Title Deeds and assist at the Notary’s office with translation.
·  Registering the Title Deeds with the Land Registry.
·  Arrange a bank account in your name.
·  Notifying the town Hall of the new proprietor, for the payment Rates and Rubbish Tax.
·  Notifying the Administrator of the Community, for the payment of community fees.
·  Payment of relevant taxes, Registry fees and Notary fees.
Communication with the client throughout the process.


The mortgage costs charged by the bank, not included in the above 10%, will be to cover Notary Public and Land Registry fees, as well as bank fees for drawing up the mortgage.  This fee will depend on the amount granted and the issuing bank.  The mortgage has its own deed which must be registered separately from the purchase deed, hence there will be two Notary Public fees and two Land Registry fees.

After the Title Deeds have been signed, it is necessary to make contracts with the utility companies and instruct the corresponding companies, to collect payment for the bills by direct debit.  It will be possible for us to arrange the contracts on your behalf.  Please let us know in writing if you require this facility.

As a non-resident you will be required to obtain an N.I.E. (Número de Indentificación de Extranjero).  This number is necessary for all non-residents who have any relation with the Spanish tax system, which you will as a property owner.  The law regarding NIE numbers has recently changed.  We will provide you with information as it becomes available to us Conveyancing. 

Purchase Fess:

         Purchasers of property here in Spain need to calculate an approximate 10% of the total price to cover purchase expenses as follows:

· % VAT FOR NEW PROPERTY or % TRANSFER TAX FOR RESALE
· LAND REGISTRY FEES
· NOTARY PUBLIC FEES
· MUNICIPAL TAX

The ten percent, above mentioned, does not include mortgage
